Disassociate Yourself With Your House:
Speak to yourself, "This is not my house; it is a house -- a product to be sold much like a box of cereal on the grocery store shelf."
De-Personalize:
There may be certain personal belongings which are close to your heart like photographs and family heirlooms. Just remove all the personal photographs from the wall and pack it up. Buyers may wish to imagine their own photos on the wall and they don't want your photos there. So the best thing would be to remove it before they arrive.
De-Clutter:
Remove all the junk from rooms. See to it that your rooms look bigger, so remove all the unwanted items like books from bookcases, clean the kitchen counters properly, and put necessary items used daily in a small box that can be stored in a closet when not in use.
Rearrange Bedroom Closets and Kitchen Cabinets:
Buyers would like to do a little bit of spy work like open closet and cabinet doors. A buyer would be very impressed if she sees everything organized. She would feel you take care of your house. So it's better to alphabetize spice jars, neatly stack dishes, turn coffee cup handles facing the same way, hang shirts together, buttoned and facing the same direction, line up shoes, etc.
Rent a Storage Unit:
A house always looks nice with less furniture. Remove furniture that hamper paths and walkways and place them in storage. Take out extra leaves from your dining room table to make the room appear larger. Keep less furniture in the room so that there is plenty of space to move around.
Remove/Replace Favorite Items:
There are certain things which are close to our heart like chandelier in the dinning room which you would never share with anyone. It would be better if you remove it before a buyer arrives. If a buyer never sees it, she won't want it. Never tell no to a buyer for an item, as it may blow up the deal. Remove all the necessary items, before the buyer arrives.
Make Minor Repairs:
Make any required repairs on the interior or exterior of your home like fix leaky faucets, paint your walls with neutral colors, fix doors that don't close properly and kitchen drawers that jam or patch holes in walls.
Make the House Sparkle:
Clean the oven, stove, refrigerator, exhaust fan, kitchen sink, wash windows inside and out very thoroughly, re-caulk tubs, showers and sinks, vacuum your carpets, clean furniture, ceiling fan blades and light fixtures and air out any musty smelling areas. Odors are a no-no.
Scrutinize:
Scrutinize cautiously how furniture is arranged and move elements around until it make sense and even ensure window coverings hang level.
Check Curb Appeal:
Keep the sidewalks empty, mow the lawn, coat faded window trim, and spruce your bushes and ensure that visitors can noticeably read your house number.
